The villa is laid out on two floors with a cloakroom/shower room, utility area, living/dining and kitchen area and twin bedroom on the ground floor. Upstairs there are three bedrooms and two bathrooms. A further set of stairs lead up to the very large roof terrace.

GROUND FLOOR ACCOMMODATION
Lounge/living room, dining and kitchen: These areas are open plan style. The lounge/living room has a leather sofa and casual chairs, coffee table, freeview satellite and TV (with some English channels), DVD/CD player. The internal dining area again has seating for 6. Sliding patio doors open onto the covered dining terrace and surrounding gardens and the views of the Greek Islands (Kalymnos) and Gumusluk area.

Kitchen: The kitchen area is tiled with high quality tiles and fitted with a range of wall cupboards and base units housing the oven, hob, fridge/freezer and dishwasher. A microwave and kettle etc plus everything you require for a self-catering holiday is provided in the cupboards.

Cloakroom/Shower: Just inside the entrance door is a cloakroom/shower room and opposite a utility area with washing machine. A twin bedroom is also at this level - see bedroom descriptions further down.

Bedroom 1 (twin beds): good sized ground floor twin bedroom with bedside cabinet, wardrobe and a door which leads onto the garden. Garden and sea views. This room is air conditioned.

FIRST FLOOR ACCOMMODATION
Bedroom 2: (Master, double bed): the master bedroom is a self-contained with en-suite shower room. This large room has a king size double bed, bedside tables, lamps, wardrobe and sliding patio doors opening onto a private balcony with superb sea views. Table and two chairs for al-fresco breakfast or sundowners! Full sea views to one direction, twinkling inland view to the other. This room is air conditioned.

En-suite to master bedroom: Large room with shower cubicle, WC and wash basin.

Bedroom 3 (double bed): another large room with double bed, wardrobes, drawer units and bedside cabinets, lamps etc. Also sea facing with fabulous sea views. This room is air conditioned.

Bedroom 4 - (twin beds): as above but has twin beds and is at the back of the villa. Fabulous views from the windows. This room is air conditioned.

Family bathroom:  This serves bedrooms 3 and 4. Bath, with shower, WC and wash basin

Other: Baby cot and high chair can be made available for a small additional charge. The villa has hairdryer, outside table, chairs.  Sun loungers are available at the pool side.

Cleaning & laundry: fresh bed linen and towels are provided. A washing machine is provided for guest's use and can be found in the utility area below the lower stairs.. The villa will be cleaned on arrival and departure. Should you wish a mid-week, or weekly clean during your stay, this can be arranged for an additional charge - please contact us for costs. Beach towels are not provided.

DETAILS OUTDOORS:
Terrace: Off the lounge there is a sea-facing covered terrace at ground floor level, the walled gardens are beyond. The dining terrace has a table and chairs to seat 8. Sliding doors open from the lounge onto this terrace. A free standing BBQ is available at the villa for you to choose your spot!

Balcony: At 1st floor level, there is the private balcony off the master bedroom and at the very top of the villa.

Roof Terrace: At the top of the villa is a large roof terrace for 'private' sunbathing, evening BBQs and watching the lights in Greece light up across the bay.

Garden: The majority of private garden around the villa is lawned and walled.

Car Parking: Car parking space is available at the front of the villa just near the entrance steps.

Swimming Pools:  There is a large shared pool less than a minute's walk from the villa. It also has a smaller separate child's pool. Sun loungers and shades are there for guest use.
Pool towels are NOT provided.
